First Time Buyers

Buying your first home can be a very daunting experience. There is so much information which you are expected to process. There are stacks of documents to read, comprehend and sign. It may seem everyone wants something from you.

The 3 hours of your home inspection is your time and important to your understanding of what you may be buying.  It  can also be a fun experience walking through and inspecting your potential new home. I am here to help you fully understand everything about your new home. You are not expected to know what to ask or what to look for. I will fully inspect the property and then take all the time we need to review all of the important findings and conditions. I will carefully prioritize what needs attention immediately and what can wait until the years ahead.

I will also answer your questions regarding future plans for the property. Questions like “can we take that wall out?” or “how much does that cost” will be addressed.  I have been a General Contractor for over 25 years. I will be happy to share my experience with you.

I am also available for follow-up questions in the weeks and months after your inspection.

What to Expect During Your Inspection

The basic home inspection lasts an average of three hours, (2-4 hours). Please feel free to follow me during all, or part, of your inspection.  Walking with me during the inspection is a good way to begin to gain a detailed knowledge of the systems in your property. If you do not wish to follow along, or arrive towards the end of the inspection, I will sit down with you and review the entire inspection, calling your attention to key areas of concern. You will receive a detailed, written narrative report two business days after your inspection. Reports are normally delivered via email although hard copies can be mailed on request. The report is approximately thirty pages in length.

This inspection includes an examination of the major systems and components and is in conformance with the industry Standards of Practice as specified by the American Society of Home Inspectors (ASHI).

We will provide copies of these standards upon request.

The inspection report will list significant defects observed in the following items where exposed and accessible:

ROOFING: Roof material, flashings, gutters, downspouts, chimneys, skylights

ATTICS: Framing, ventilation, insulation

EXTERIOR: Siding, trim, eaves, fascias, windows, doors

ADJACENT: Decks, stairs, flatwork, railings, retaining walls, grading, drainage

STRUCTURE: Foundation, framing, shear panels, anchor bolts, ventilation, drainage.

ELECTRICAL: Service wires, main panels, subpanels, wiring, outlets, switches, light fixtures

PLUMBING: Supply, waste and vent piping, water pressure and flow, gas piping, water heaters

HEATING: Furnaces, boilers, ducting, piping, combustion air, venting, registers, radiators, blowers

INTERIOR: Walls, ceilings, floors, stairs, windows, doors, glass, fireplaces, dampers

KITCHENS: Countertops, cabinets, sinks, faucets, drain piping, outlets, dishwashers, disposers, exhaust fans, ovens, cooktops, floors

GARAGE: Vehicle doors, openers, door springs, firewalls, fire doors, floors, framing

LAUNDRY: Plumbing, dryer vents, outlets, sinks

BATHROOMS: Showers, tubs, sinks, toilets, cabinets, windows, fans, countertops, floors
